    WR Starkey Mortgage News

    HUD has come out with more major changes that will have an impact on files with case number ordered on or after April 1, 2012 (April 9. 2012 for UFMIP and MIP). Case numbers stay with the property, not the client. Case numbers may not be ordered until there is a fully executed contract in place.

    #1- Increase in Upfront and Monthly MIP

    The UFMIP will be increased from 1 percent to 1.75 percent of the base loan amount. This increase applies regardless of the amortization term or LTV ratio. FHA will continue to permit financing of this charge into the mortgage. Again, this change is effective for case numbers assigned on or after April 9, 2012. In addition, the monthly MIP will increase by .10.

    #2- Dispute Accounts OR Collection Accounts Must be Paid if over Cumulative $1000

    If the borrower has individual or multiple disputed credit accounts or collections with singular or cumulative balances equal to or greater than $1,000, the accounts must be resolved (e.g. payment arrangements with a minimum three months of verified payments made as agreed) or paid in full, prior to, or at the time of closing. The lender must obtain documentation supporting the payment arrangements or that the debt has been paid off. The payments arranged for the accounts must be included in the calculation of the borrower's debt-to-income ratios.

    Disputed credit accounts or collections resulting from identity theft, credit card theft, or unauthorized use, etc., will be excluded from the $1,000 limit under the terms shown below.

    The mortgagee must provide in the case binder, a credit report or letter from the creditor, or other appropriate documentation, to support that the borrower filed an identity theft or police report to dispute the fraudulent charges. Mortgagees must provide documentation in the case binder to show all disputed or collection accounts are resolved, verified as not a debt to the borrower, arrangements made for payment, or paid in full.

    Cash Rebate When You Purchase a Home!

    Q. What exactly is a buyer’s cash rebate?

    A. In nearly every closing, buyers do not pay for the services of the REALTOR® they hire. The buyer’s REALTOR is paid by the seller’s broker who splits the commission they charge the sellers (usually 6%) with the agent who finds a buyer for the property. Typically 3% of the sales price of the property is paid to the buyer’s agent. When my buyers work with me as their agent, I will give up to 1/3 of that 3% commission* to help with their closing costs!

    Why?

    Before the Internet, finding a new home wasn't easy. You had to contact a real estate agent who showed you property listings in a large book. You were lucky if a small Polaroid was available for viewing. Searching meant driving to and touring countless properties.

    Today, you simply go online to search for homes. You narrow the choices from the comfort of your home computer and then call me to help you tour the property in person, pull comparables to verify selling price, make suggestions for offers, make other recommendations and to manage every facet of the purchase transaction.

    The difference?

    You're using the Internet to search for a home. Not only is it easier, but you and I are not spending countless hours driving around touring properties that don't meet your needs. By searching online yourself, you happen to be doing some of the work previously done by a Realtor®. Of course, buying a home is a complex transaction, so you'll still need professional assistance to seal the deal. But if you do the research and preview properties online, why not get paid for that portion of the work?

    Now you can!

    Sales Price: $250,000.00
    1% Rebate Base: $2,500.00
    Broker Closing Fee: -$214.00
     
    TOTAL REBATE: $2,286.00
     
    $2,286.00 to use towards closing costs or a donation to charity.

    As an alternative to crediting the 1% towards the buyer's closing costs, I can donate the money to a non-profit organization like the Resource Center of Dallas instead - it's up to you. Either way, it's a win-win program!
