WR Starkey Mortgage News

Another mixed bag this week as the Gross Domestic Product came in at 2.8% which fell short of the wish-estimate of 3.2%. Add to this the uncertainty in Europe and it’s like we are floating down a river which has rapids. We have to just tread water so we can keep our head up to see what rock is coming at us. Once we get to some smooth water, we can feel comfortable putting our head down and swimming forward with out worrying about crashing into an economic rock that would knock us out.

Anyway…the good news is that because of this the Fed announced again that it will continue to keep rates low. Excellent! Remember what I said last week about buying power. Tell your clients that they have approximately 25% more buying power today than in 2007. What an opportunity!

This week Freddie Mac’s 30 year fixed rate ticked up a bit to 3.98% depending on program, credit and points. Have a great weekend and have your buyers call us so we can get them approved to buy.

Seller Tip: Any Time’s a Good Time


“Now’s not the best time … can we set something up for later?”—these are words that a buyer and his agent do not want to hear when they’re out looking for a property.

As a home seller, you retain the right to require appointments and to show the house on your schedule. It’s a good idea, though, to either always be ready or not make such restrictions on the home’s accessibility. If your home is not readily available to show, you’re decreasing the number of potential buyers that see it, and the chances of that home being sold diminish.

To avoid surprise visits, some sellers don’t allow a yard sign or a lockbox. Again, this is within their rights, but the easier the home can be shown, the better the chance for it to sell quickly.

If you have special circumstances that call for some advanced notice, like a disabled individual or an infant in the home, scheduling all showings may be a preferred option for you. Let your listing agent know ... conditions like “By Appointment Only” can be specified in the MLS and will be respected.

Everyone likes privacy and a degree of control. Just know that the easier it is to show your home the more likely you are to find a buyer.
